Learn more about the steps to encapsulation.
Step 1: Evaluating the Crawl Space
We start the encapsulation process by ensuring that the crawl space is dry, with no standing water. We may install a sump pump as a back-up to eliminate any future instances of water pooling in the crawl space.
Step 2: Sealing and Protecting
Next, we seal the vents, walls and dirt floor of the crawl space with an engineered plastic cover, special drainage mats, and perimeter drains. This step will keep moisture and allergens from entering the space and will also reduce the amount of unconditioned air that may enter the living space from below the ground and beyond the foundation walls.
Step 3: Install a Dehumidifier
Finally, we install a dehumidifier that will remove remaining moisture from your crawl space area, level out the humidity and clean the air as it circulates. A dehumidifier is important to control the environment in your space, as excess moisture can lead to the growth of mold, allergens, wood damage, and proliferation of a variety of pests. Additionally, we may install a ventilation fan, depending upon your home’s unique ventilation situation. We will also ensure all the seams and joists are properly insulated and sealed.
